Dirt to Permit (dirttopermit.com) is operated by Brigade Management, Inc., a Texas corporation ("we", "us"). This policy explains what we collect when you use the website and service, how we use it, and the rights you have. It applies to dirttopermit.com and its admin console; it does not apply to other companies' sites you reach from ours, such as Stripe's checkout pages.
The short version
- We do not sell personal data, show advertising, or use analytics, tracking pixels or cookies.
- We collect what we need to run checks, keep your account and lots, answer messages and bill subscriptions.
- If you ask us to connect you with a professional, we send your request to one professional only after you agree, and we tell you who.
- You can ask to see, correct, delete or get a copy of your data at any time.
What we collect
| Category | What it includes | Where it comes from | Why we use it |
|---|---|---|---|
| Checks | The address you look up, the job type and experience level you choose, the result, and when you ran it. | You | To run the check, show and save the result, prevent abuse, and improve the forecast. |
| Daily-limit token | Without an account, a one-way, salted hash of your network (IP) address that changes every day. We never store the IP address itself. | Your connection | To enforce the free daily check limit. |
| Account | Email, password (stored only as a one-way hash by our sign-in provider), the name and company you give us, your plan, and the lots, dates and notes you save. | You | To provide your account, saved lots and shared reports. |
| Messages | What you send through the contact form, with the name, email, company and role you give. | You | To answer you and keep a record of the request. |
| Help requests | When you ask for help from a professional: your name, email, optional phone number, the lot address, the topic, your timeline, your message, and when you agreed to have it shared. | You | To find a suitable professional and send them your request, and to record that you agreed. |
| Billing | Your plan, subscription status, billing dates and Stripe customer reference. Your card details go directly to Stripe; we never see or store your card number. | Stripe | To provide and bill paid plans. |
| Technical data | When your browser requests a page, our hosting provider receives your IP address, browser type and the page requested, and keeps short-lived security logs. | Your browser | To deliver the site and protect it from attacks. |
We do not collect sensitive personal data as defined by Texas law, and we do not ask for it. Please do not send it through the contact form.
Cookies and browser storage
The site sets no cookies and uses no analytics, advertising or tracking technology. Your browser's local storage keeps only your sign-in session (if you sign in) and a few display settings, such as light or dark mode. The cookie notice lists every item, what it does and how long it lasts. Because we do not track you, we treat a Global Privacy Control or Do Not Track signal as already honored.
How we use information
To run the service and the features you ask for; to keep accounts secure and prevent abuse of free checks; to answer messages and requests; to bill subscriptions; to meet legal obligations; and to improve the forecast. We may use aggregated, de-identified data (for example, typical wait by district) to improve the model and in published benchmarks. De-identified data cannot reasonably be linked to you or your lots, and we do not try to re-identify it.
Who we share it with
We share personal data only with service providers that process it for us under contract, and only as needed to run the service:
- Cloudflare, Inc. hosts the website and API.
- Supabase, Inc. provides the database and sign-in.
- Stripe, Inc. processes payments and subscriptions when you choose a paid plan.
Help requests. When you use the get-help form and tick its consent box, we send your request (name, email, phone if given, lot address and message) to one independent professional, such as a permit expediter, engineer, architect or arborist, chosen for the kind of help you asked for. We email you their name when we send it. That professional is a separate business and handles your information under its own privacy practices. We do not send a request without your consent, we do not send it to more than one professional without asking you again, and you can withdraw your consent before it is sent through the contact form. We keep a record of who received each request so we can tell you if you ask.
Two public services are contacted as part of a check, without anything that identifies you: our servers send the location of the address to the City of Austin's public map servers to read the map layers, and when a map is shown, your browser loads map images directly from OpenStreetMap's tile servers, which receive your IP address under the OpenStreetMap Foundation privacy policy.
We may also disclose information if the law requires it, to protect rights, safety or the service, or as part of a merger or sale of the business, in which case this policy continues to apply. We do not sell personal data, share it for targeted advertising, or use it for profiling that produces legal or similarly significant effects.
How long we keep it
- Account data and saved lots: while your account is open, and deleted within 30 days of a deletion request.
- Anonymous check records and daily-limit tokens: up to two years, for abuse prevention and model quality.
- Contact messages and help requests: up to two years after the request is closed.
- Billing records: as long as tax and accounting law requires, generally seven years.
How we protect it
All traffic is encrypted in transit (HTTPS). Data is encrypted at rest by our providers. Database rules restrict every account to its own records, and only authorized staff can reach the admin console. No method of transmission or storage is perfectly secure, but we work to protect your information and will notify you of a breach as the law requires.
Your rights and choices
You can view and edit your profile and lots at any time and delete lots yourself. You may also ask us to:
- confirm whether we process your personal data and give you access to it;
- correct inaccurate personal data;
- delete your personal data;
- give you a copy of your data in a portable format;
- tell you which professional, if any, received a help request you sent; and
- stop any sale, targeted advertising or significant profiling (we do none of these).
Texas residents have these rights under the Texas Data Privacy and Security Act, and residents of other states may have similar rights; we offer them to everyone. We will not discriminate against you for using them.
How to make a request. Use the contact form and choose "A privacy request", or write to Brigade Management, Inc., Attn: Privacy, P.O. Box 262084, Plano, TX 75026. We will verify your identity, usually by confirming your account email, and respond within 45 days. If we need more time (up to another 45 days) we will tell you why. Requests are free, up to twice a year.
Appeals. If we decline your request, you may appeal by replying to our answer within 60 days. We will respond in writing within 60 days and explain our decision. If your appeal is denied, you may contact the Texas Attorney General at texasattorneygeneral.gov.
Children
Dirt to Permit is a business tool for adults. It is not directed to anyone under 18, and we do not knowingly collect personal data from children. If you believe a child has given us information, contact us and we will delete it.
Where data is stored
We operate in the United States, and your information is stored and processed in the United States.
