Using Dirt to Permit

How to run a check, read the result, and track a lot through issuance.

Running a check

Type the street number and name, then pick the address from the list (it comes from the City of Austin's official address points). Choose the job and, for homes and remodels, how many Austin permits you filed in the last 12 months. The check reads ten City map layers, lists what will trigger review, builds the submittal checklist for the lot, and forecasts the wait from application to permit.

Reading the result

  • Major triggers add at least 30% to the typical wait in Austin's records, with statistical confidence. Check items need attention before design is locked. Clear means nothing to do.
  • The forecast is a range: about 80% of recent permits like yours landed inside it. "Typical" is the median.
  • "What drives this forecast" shows how each factor moves the typical wait. Faded rows are not statistically clear.
  • If a City layer did not answer, it is marked in "City layers read"; run the check again a minute later.

Addresses that do not appear

Only addresses in the City of Austin's address list work. New addresses in a just-platted subdivision can take time to appear. Addresses in other cities or unincorporated Travis County are not covered yet.

Saved lots and sharing

On a paid plan, Save to My lots keeps the check as it was. Record when you applied, review cycles and when the permit was issued to see your actual wait against the forecast. A share link shows the findings, forecast and status, never your notes.
